Position Overview:
As the Senior Building Automation Technician, you'll be responsible for the installation, commissioning, troubleshooting, and maintenance of Building Automation Systems (BAS), with a strong emphasis on Niagara N4 platforms.
You'll work closely with project managers, engineers, and clients to ensure optimal performance and integration of building systems.
Key Responsibilities:
Install, program, and commission building automation systems (HVAC, lighting, access control, etc.)
Configure and integrate Niagara N4-based systems, including JACE controllers and workstations
Perform on-site system diagnostics, troubleshooting, and repairs
Collaborate with engineers to develop control sequences and system designs
Provide technical support and training to end users
Maintain detailed records of system configurations and maintenance activities
Required Qualifications:
Niagara N4 Certification (Tridium) -
required
2+ years of experience in building automation or controls systems
Strong knowledge of HVAC and mechanical systems
Proficiency in reading schematics, wiring diagrams, and control drawings
Familiarity with BACnet, Modbus, and other communication protocols
Valid driver's license and willingness to travel locally

Working Conditions
Position requires working both indoors and outdoors. Outdoor work is carried out under varying weather conditions. Conditions may include extreme temperatures from 32 degrees or below to 100 degrees and above.
Outdoor working conditions include work on or near, high voltages. Will work routinely on energized secondary and primary circuits and equipment. Work may be performed where there is risk of fire or explosion and / or risk of electrical shock. Occasional overtime required, subject to working trouble calls when required. Assigned on call duty as lead responder that includes irregular hours including nights, weekends and holidays.
Physical Requirements
The physical requirements for this position involve a consistent ability to stand and perform a variety of
reaching movements, including chest to shoulder and below chest level. Additionally, the ability to
perform elbow flexion and extension, wrist flexion and extension, wrist rotation, neck-forward bending
and flexion, backward bending, twisting, turning, tilting, and kneeling is necessary. The role also requires
frequent driving, bending forward, twisting, reaching-above shoulder, crouching and squatting, climbing,

Pennsylvania American Water is seeking a full-time Utility Technician to join our team in Clarks Summit, PA. This critical operational role will ensure our assets are updated and maintained throughout the service territory and water keeps flowing to our customers. As a Utility Technician, you will be responsible for performing a variety of activities including valve inspections, hydrant flushing, service installations, meter changes and more. Our ideal candidate will have a strong mechanical aptitude, be customer focused, and be flexible when addressing emergency work.
* Note that this is a Wednesday-Sunday (8am-4:30pm) shift.
Primary Role
Abington also is responsible for a satellite system (Lake Winola) that has seen nearly a dozen new service connections over the past two years since we have completely upgraded the system. The total current customer count as of 12/5/2024 is 6,735. Abington District is currently going through accelerated AMI upgrade/meter change out and is currently experiencing a high volume of follow up work.

Daily Tasks
* Foreperson and three utility persons are working on tasks within the distribution system from mains/services repair and replacements, leak detection, PA 1 Calls, hydrant/valve inspections, flushing and maintenance, etc.
* The fourth utility person is the District Field Service Representative (FSR). Reading customer meters, correcting meters not reading, and LOS changes. The FSR handles all customer appointments including but not limited to, no water, high/low pressure, discolored water, consecutive estimates and more.
* The fifth utility plant operator conducts facility rounds. That includes DRR sampling, raw well data collection, compliance data collection and well measurements, production/distribution meter reads, other tank inspections, and critical PRV stations inspections.
* The utility plant operator is responsible for keeping all our facilities running while staying in compliance with our regulators. These rounds are made daily.

ESSENTIAL DUTIES:
* Performs semi-skilled installation, maintenance and repair of valves, meters, gauges, pumps, and associated equipment used in water distribution systems or wastewater collection systems using hand and power tools.

**Job Description**
**Position Purpose:**
Performs maintenance services, installation or repairs in one or more skill areas such as plumbing, mechanical, electrical repairs, pneumatic, hydraulic, installation, carpentry, painting or minor vehicle servicing.
**Primary Duties/Responsibilities:**
+ Performs routine and preventative maintenance, lubrication and minor adjustments on machines and related equipment which may include pumps, engines, generators, valves, gates, mixers, conveyors, blowers, chemical feed, disinfection equipment, and belt presses.
+ Promptly reports any operational problems with machines or equipment to Lead or Supervisor.
+ Inspects and is proficient at mechanical troubleshooting to determine repairs needed.
+ Dismantles equipment to gain access to and repairs defective parts using hand tools, power tools and precision measuring and testing devices.
+ Re-assembles and tests equipment ensuring safe and efficient operating conditions are restored.
+ Troubleshoots hydraulic and pneumatic equipment, basic electrical and instrumentation electronics.
+ Performs facility maintenance and repair and may replace or install light bulbs, fluorescent tubes, damaged glass, windows, doors, partitions, ceiling or floor tiles, door locks, carpet, and/or paint.
+ May perform manual labor including cleaning equipment, facilities and grounds as required and properly dispose of waste according to safety and environmental policies.
+ Operates vehicles for plant operational purposes.
+ May assist in other areas of the plant as directed including belt press operation.
+ Inspects and performs mechanical, electrical, hydraulic or pneumatic troubleshooting to determine repairs needed.

+ Learn to estimate time and material costs for various projects.
+ May assist in inspecting flow meters, gauges, flow ratios, pressures and related controls on instrument panels, computer terminals and programmable logic control units. Diagnoses basic operational problems. Takes corrective action per procedure in the assigned area. Verifies and reports suspected malfunctions and variances to supervisor.
**Work Environment:**
+ Spends 100% of the time in the operations environment.
+ Typically spends 25 - 35% of time exposed to outdoor and sometimes inclement weather.
+ Company service vehicles are used as required.
+ May serve rotational 24-hour emergency on-call.
+ Possible Work Hazards : May be exposed to possible operations hazards including fumes, dust, toxic and caustic chemicals, noise, rotating machinery, high pressure and hot and cold temperatures, slippery surfaces, water and electrical hazards.
**Qualifications**
**Education/Experience/Background:**
+ High school or GED with the ability to read, write and comprehend English (operational, process, safety and quality instructions) and be able to carry out verbal and written instructions.
+ Two to five years of experience in a related position in a similar environment with ability to comprehend complex specifications, blueprints and manuals.
**Knowledge/Skills/Abilities:**
+ Ability to perform basic mathematical calculations. Some vocational training and mechanical aptitude required, with the ability to read, interpret and record data from meters, gauges, scales, panels, computer consoles and other equipment.
+ Must demonstrate proficiency in the care and use of all site specific, facility required PPE (Personal Protection Equipment), including respirators, gas detectors, confined space equipment, etc.)
+ Must consistently demonstrate the ability to perform all assigned tasks in an accurate and timely manner.
+ Must demonstrate ability to efficiently maintain, install and repair a variety of equipment which may include pumps, engines, generators, valves, gates, mixers, conveyors, blowers, chemical feed and odor control, disinfection equipment, vacuum filters and belt presses.
+ Must demonstrate ability to use precision measuring devices, testing equipment and shop tools such as drill press, band saw, bench grinder, and a torque wrench.
+ Must demonstrate the ability to inspect and diagnose process problems in multiple unit processes, troubleshoot mechanical, electro-mechanical, hydraulic or pneumatic equipment and take corrective action within policy and procedure limitations.
+ May demonstrate ability to accurately estimate time and material costs for assigned projects.
+ Steel fabrication and welding experience may be required, if necessary, at site.
+ Good verbal and written communication skills are necessary.
+ Must have ability to operate Computer Maintenance Management System (software).
+ Must demonstrate ability to work in a team environment and willingness to assume additional or new responsibilities readily.
**Required Certification/Licenses/Training:**
+ Must possess a valid driver's license (commercial license is desirable) and a safe driving record.
+ Employee Orientation, Departmental Operating Procedures, Safety, OSHA and Quality Training.
+ Training in operation of mechanical drives, hydraulic pumps and valves, pneumatics, electronics and control systems.
+ Training in the use of controlling hazardous energy systems as needed (Lock out Tag Out).

**Physical Requirements:**
+ Amount of time spent - Standing 25%, Walking 75% for as many as five miles per shift.
+ Requires close visual and hearing observation to detect non-conformance and machine malfunction.
+ Constantly uses hands to finger, handle or feel and frequently reaches with hands and arms.
+ Works in various positions; works on ladders, catwalks, and supports at heights of 50 feet above the ground; and works with hands extended above and below head and body up to 40 minutes using hand tools weighing up to 15 pounds.
+ Must be able to lift and carry 50 pounds (occasionally 60 pounds) distances of 10 feet.
+ The employee is occasionally required to stoop, kneel, or crouch and enter confined spaces. Will be required to use ladders or stairs.
